According to state laws any property that is zoned as single or multi-family can build an ADU regardless of location, HOAs, or any other local regulations as long as you have the space.

The most common placement is in the backyard, but you can also have them in the side yard or even the front of your house given there is enough room when taking setbacks, local regulations, and any unique easements on your property into account.

Because our ADUs are stick built on site, we have a ton of options to customize our base models as well as create a custom build ADU from scratch.

From floor plans, room sizes, kitchen fixtures, and cosmetic changes, we can help you create the exact space you’ve always imagined.

The most common type of financing for an ADU project right now is either a cash-out refinance or a Home Equity Line Of Credit (HELOC) but there are a number of other options available as well including renovation and personal loans.

Yes, we do offer shell or unfinished versions of our ADUs.

With our shell model ADUs, we still handle the whole process for you and finish everything except for the interior of the ADU.

For the interior of a shell model ADU, we would complete rough plumbing, rough electrical, and framing leaving the rest for you to complete on your own or using your own subcontractors.

The cost of a shell model ADU is approximately 60% of the cost of one of our finished units!

All of our ADUs are stick built right on your property which almost completely eliminates access issues preventing you from being able to build an ADU!

In addition, we believe that stick-built ADUs actually yield better quality and more value added to your home, ultimately giving you a better end result and a better value for your money as stick-built units often appraise for more than prefabricated or manufactured options.

Our ADUs are built on a permanent slab foundation as a standard but we can also build them on raised foundations as well.

As of the time of writing this, homes on wheels cannot be considered an ADU or permitted on your property except for in a few very select areas.

By state law the largest ADU that you can build on your property is 1,200 sq.ft, but this does change slightly based on your city or county legislation.

In some cases you have to build smaller or in some areas you can even go over the 1,200 sq.ft maximum.

Yes, you can!

Current state laws allow you to build up to 2 ADUs on a single lot, as well as giving you the option to actually split your lot and build up to 2 more ADUs in addition to a primary home.

You can also convert your garage into an ADU in addition to the 2 units on your property, turning one property into a maximum of 8 rentable spaces!

Yes, we can! If you have found plans that you love or want to use plans that have been pre-approved by your city, you can build them.

The standard building timeline right now is about 6-10 months including design, engineering, permitting, and construction of your new ADU.

The most variable part of this total timeline is permitting. The faster we can get your ADU the faster it will be completed!

Yes, all ADUs must be permitted including conversions. However, we handle this whole process for you making it as easy and stress-free as possible for you to create your new space!

How much space you need largely depends on what size ADU you are wanting to build, our smallest standard ADU size is 240 sq.ft and with standard setbacks you would typically need about 22’ x 30’ of space or more to build an Anchored ADU.

Our pricing includes foundation, construction, finishes, design and engineering, permit submittal, and more! The only two things that our pricing does not include are permit fees from the city or county and hookup fees. When we do our FREE Property Analysis & Estimate, we will measure out a hookup path for your specific property and include all hookup fees in your estimate as well!

The fees for permits and hookups have a wide range of costs depending on dozens of different variables, from the size of the units, where you are wanting to build, how far we have to trench if you need any utility upgrade, and more.

ADUs do not have to be detached from your primary home. You can build both attached ADUs that are directly connected to your home, as well as garage conversions of an attached garage or even a Junior ADU that is created from renovating space inside your home!

Yes, you can! It would just have to meet all ADU requirements by state law including being over 150 sq.ft, having a kitchen, and having a bathroom.

    It was about a year ago that we signed the contract with ATH and our ADU is in its final stages. Along the way in the building of my ADU, there have been bumps in the road; rainy weather, construction delays, lack of communication, designer and project manager changes, but let's be real I don't think you can have a construction project that you don't run into challenges, delays, and problems. ATH Is no exception to this fact unless you have expert and caring people on your team. I was lucky enough to have some of these people on my team; Rick Manzanares as my ADU specialist and Bob Brecht as my project manager. Rick has been my go-to person since day one; he is transparent, caring, knowledgeable, honest, and helpful. Bob is my 2nd project manager who came to save my project when I was not happy with the progress of my project; he did his best to keep things moving quickly, communicated almost daily, and managed the contractor and workers as best he could.; I'm so grateful for his good attitude, responsibility, and work ethics. My ADU looks beautiful so far and I can't wait to see the finished work. I will take a pic and post it here later.
