Yes, we do offer shell or unfinished versions of our ADUs.
With our shell model ADUs, we still handle the whole process for you and finish everything except for the interior of the ADU.
For the interior of a shell model ADU, we would complete rough plumbing, rough electrical, and framing leaving the rest for you to complete on your own or using your own subcontractors.
The cost of a shell model ADU is approximately 60% of the cost of one of our finished units!
All of our ADUs are stick built right on your property which almost completely eliminates access issues preventing you from being able to build an ADU!

Our ADUs are built on a permanent slab foundation as a standard but we can also build them on raised foundations as well.
As of the time of writing this, homes on wheels cannot be considered an ADU or permitted on your property except for in a few very select areas.
By state law the largest ADU that you can build on your property is 1,200 sq.ft, but this does change slightly based on your city or county legislation.
In some cases you have to build smaller or in some areas you can even go over the 1,200 sq.ft maximum.

Yes, we can! If you have found plans that you love or want to use plans that have been pre-approved by your city, you can build them.
The standard building timeline right now is about 6-10 months including design, engineering, permitting, and construction of your new ADU.

How much space you need largely depends on what size ADU you are wanting to build, our smallest standard ADU size is 240 sq.ft and with standard setbacks you would typically need about 22’ x 30’ of space or more to build an Anchored ADU.

The only two things that our pricing does not include are permit fees from the city or county and hookup fees. When we do our FREE Property Analysis & Estimate, we will measure out a hookup path for your specific property and include all hookup fees in your estimate as well!
